Pipeline

A boutique pipeline held low by heritage

Armadale's pipeline is measured in dozens of homes, not hundreds. H.Co Property won approval in March 2024 for 26 apartments behind retained Edwardian shopfronts at 935 and 941 to 951 High Street, designed by Cera Stribley with landscaping by Acre, while smaller approvals sit at 969 to 975 High Street and 1087 to 1095 High Street. Six storey heights and heritage overlays keep each release small.

History

Blue chip streets, antique windows and a low rise apartment revival

Armadale takes its name from a village in Sutherland, Scotland, the birthplace of James Munro, Victoria's fifteenth Premier, who raised the Italianate mansion Armadale House here in 1876. The railway arrived on 7 May 1879, the post office opened on High Street in 1884, and Kings Arcade followed in 1893. Gothic Revival classrooms went up on Densham Road between 1886 and 1889, and the Victorian street grid set down then still shapes the suburb.

Short stay

Short stay in Armadale

Short stay demand in Armadale leans on High Street shopping, visitors to Lauriston and The King David School, and the sporting calendar at Toorak Park, rather than tourist volume. Owners corporation rules and City of Stonnington planning requirements govern short stay letting in apartment buildings, so check the rules and any planning conditions for a specific building before you count on that income.

Transport

Getting around Armadale

Armadale station opened on 7 May 1879 beside the High Street shopping precinct and Kings Arcade, is on the Victorian Heritage Register for its Edwardian buildings and its four platform edges are served by Frankston line trains, with Pakenham and Cranbourne services running express through.
Toorak station, also opened on 7 May 1879 and also on the Frankston line, sits on the Beatty Avenue side of the suburb and serves northern Armadale, less than a kilometre from Armadale station, which gives many 3143 addresses a choice of two stations.
Tram route 6 runs the length of High Street between Moreland and Glen Iris, route 72 tracks Malvern Road along the northern boundary between Melbourne University and Camberwell, and route 5 runs along Dandenong Road on the southern edge to Malvern.
